How Georgia lodging tax works

Georgia stacks three tax components on short-term rental stays:

  1. 4% state sales tax — applies to the room charge.
  2. $5 per night state hotel-motel fee — flat fee added on top, regardless of nightly rate. (Yes, even a $40 cabin in Blue Ridge owes $5 per night.)
  3. Local hotel-motel tax — counties and cities add up to 8% on top, often dedicated to convention/tourism authorities.

Effective rates in the top markets:

  • Savannah (Chatham County): 4% state + 8% local + $5/night = roughly 12% + $5/night
  • Atlanta (Fulton County): 4% state + 8% local + $5/night = roughly 12% + $5/night
  • Blue Ridge / Fannin County: 4% state + 5% local + $5/night = roughly 9% + $5/night
  • Tybee Island: 4% state + 6% local + $5/night = roughly 10% + $5/night

Platform collection

Airbnb and Vrbo collect and remit the 4% state sales tax in most cases. They also remit the $5/night state fee on bookings that go through their platform. For local hotel-motel tax, coverage is jurisdiction-specific — Atlanta and Savannah are typically covered; smaller counties often are not.

The Georgia DOR publishes the marketplace facilitator list confirming which platforms collect for which jurisdictions. Always verify against the latest list before assuming local tax is handled.

What this means in practice

  • For state sales tax + $5 fee — usually fine; platforms handle it.
  • For local hotel-motel tax — if your county/city isn’t on the platform list, you need to register with the local tax-collection authority, file periodic returns (usually monthly), and remit yourself.
  • For direct bookings — none of this is handled for you. Register and file all three layers.
  • 30+ night stays are generally exempt from the state hotel-motel fee and from local hotel-motel tax in most jurisdictions, but sales tax may still apply. Verify locally.

How to use the calculator above

  1. Enter your booking subtotal (nightly × nights + cleaning fee, before tax).
  2. Set the local add-on rate. Savannah and Atlanta = 8%. Blue Ridge = 5%. Tybee = 6%. Check your county.
  3. Read the effective rate and tax total. Remember: the $5/night fee is a flat add — most calculators omit it; budget it separately.
