How it works

Airbnb runs two fee structures. Most hosts now use host-only, where the host pays a 3% service fee and the guest pays roughly a 14% service fee. The calculator above models that structure.

Both fees apply to the subtotal — nightly rate × nights, plus the cleaning fee. Lodging tax is stacked on after that and varies by jurisdiction; see the lodging tax calculator for state-by-state rates.

The math:

  • Subtotal = nightly rate × nights + cleaning fee
  • Host fee = subtotal × 3% (subtracted from your payout)
  • Guest service fee = subtotal × 14% (added to what the guest pays)
  • Guest pays = subtotal + guest service fee
  • You receive = subtotal − host fee

Some legacy listings still run on the split fee structure (host pays ~14–16%, guest pays ~6%). If that’s you, override the rates in your account settings — the defaults in this calculator reflect the host-only structure.
