How Florida lodging tax works

Florida charges a 6% state sales tax on transient rentals (stays under 6 months). On top of that, counties layer in discretionary sales surtax (typically 0.5–1.5%) and tourist development tax (often 5–6%). Combined effective rates in major STR markets land between 11% and 13%.

Common stacks:

  • Orange County (Orlando) — 6% state + 0.5% surtax + 6% TDT = 12.5%
  • Miami-Dade — 6% state + 1% surtax + 6% TDT = 13%
  • Broward (Fort Lauderdale) — 6% state + 1% surtax + 6% TDT = 13%
  • Pinellas (St. Petersburg / Clearwater) — 6% state + 1% surtax + 6% TDT = 13%
  • Volusia (Daytona) — 6% state + 0.5% surtax + 6% TDT = 12.5%

Platform collection

Airbnb and Vrbo collect and remit state sales tax + discretionary surtax for Florida hosts. They generally also collect county tourist development tax — but coverage varies by county. The Florida Department of Revenue publishes the active list. Always verify before assuming all layers are handled.

What this means in practice

  • The 6% state sales tax is the easy layer — platforms handle it.
  • Discretionary surtax is small (0.5–1.5%) — usually handled by platforms.
  • Tourist development tax (the largest county add-on) is sometimes handled by platforms, sometimes not. If your county isn’t in the Airbnb agreement list, you must register with the county tourism office, collect TDT from guests, and remit yourself.
  • Stays 6 months or longer are exempt from these transient-rental taxes.
